Commission Splits: Company Leads vs. Agent Leads (Full Reference)
Use this as a quick-reference summary. For the full detail, examples, and FAQ, see the dedicated articles linked at the bottom.
Agent-Generated Leads (Your SOI, Past Clients, Personal Marketing)
Company-generated leads do not count toward tier graduation. Only personal production counts.
| Tier | Prior Year Personal Production | Starting Split | Graduates to 95/5 After... |
|---|---|---|---|
| Tier I | Under $10M | 80/20 | $5M in personal production that year |
| Tier II | $10M+ | 90/10 | $10M in personal production that year |
Once you produce $10M+ in a calendar year, you start every future year at Tier II (90/10). Tier II agents never roll back to Tier I.
Splits reset on January 1 each year.
Teams
Team splits start at 90/10 annually and graduate to 95/5 based on total team production:
| Team Size | Production Threshold for 95/5 |
|---|---|
| Team of 2 | $15M |
| Team of 3 | $20M |
| Each additional member | +$5M |
Team member splits with the team leader are a separate agreement between the agent and team leader — Bramlett is not a party to that arrangement.
Company Leads (Bramlett-Generated: Online, Call-In, High Funnel)
| Transaction Type | Split |
|---|---|
| Buyer or seller sale | 50/50 |
| Lease transaction | 70/30 |
| Outbound referral on a company lead | 70/30 |
How Long Does a Company Lead Remain a Company Lead?
- 18 months after the first closed deal with that lead
- Any referral that lead sends you within 180 days of your first contact is also treated as a company lead
Fees, Reimbursements & Referrals on Company Leads
- Bramlett Partners Listing or Transaction Coordination fees: deducted before the split
- Outside service fees: deducted after the split
- Agent referral fees: before the split
- Client rebates (if approved): before the split
- No reimbursements on high funnel seller leads or buyer leads
Referral Commissions
Inbound referrals (sent to you): Referral fee is deducted before the Bramlett split is calculated.
Outbound referrals (you send a client out): 70/30 split if it originated as a company lead. Agent-generated outbound referrals follow standard personal production split.
