Seller's Shield is a third-party tool that helps sellers complete their disclosure documents accurately and thoroughly. Here's how to use it and whether Bramlett has a company code.
What Is Seller's Shield?
Seller's Shield is an online platform that walks sellers through the Texas Seller's Disclosure Notice (TXR 1406) with guided questions, legal context, and explanations for each item. The result is a more complete and defensible disclosure than sellers typically produce on their own.
It's particularly useful for:
- Sellers who are unsure how to answer disclosure questions
- Properties with complex history (repairs, permits, insurance claims)
- Risk-conscious sellers who want to document their disclosure process
Does Bramlett Have a Company Code?
Check with your ASM for the current status of a Bramlett company code. Seller's Shield periodically offers brokerage partnership programs that include discount codes or integrated access.
If a company code is available, it will be shared through your ASM or in an office announcement. Do not share any company code publicly or with agents outside Bramlett.
How Agents Typically Use It
- Share the Seller's Shield website with your seller: sellersshield.com
- The seller creates an account and completes the disclosure questionnaire
- The completed disclosure is generated as a PDF
- You attach it to the listing as you would any disclosure document
You do not need to create the account for your seller — they complete it themselves.
Seller's Shield vs. Standard TAR Disclosure
Both are acceptable. Seller's Shield produces a TAR-compliant disclosure. The choice between using Seller's Shield or the standard form is up to your seller.
Some agents prefer Seller's Shield for sellers with complicated property histories because the guided process reduces the chance of omissions.
