Personal Rental Transactions: Required Documents
Helping a client lease a property you personally own — or representing yourself as a landlord — has a different document set than a standard leasing transaction. Here's what's needed.
Admin Fee
We charge a $100 admin fee to process all paperwork and commission.
What Makes This Different
When you personally own the rental property, you are both the agent and a party to the transaction. This creates a dual-role disclosure obligation. You must disclose your ownership interest to any prospective tenant.
Required Documents
1. Lease Agreement Use the standard TAR Residential Lease (TXR 2001) or the lease form appropriate to the property type. Do not use informal lease templates.
2. Agent/Landlord Disclosure You must disclose in writing that you are a licensed real estate agent AND the owner of the property. This is a TREC/TAR requirement. Use the appropriate disclosure addendum or include clear written disclosure in the lease or a cover letter.
3. TAR Residential Leasing and Property Management Agreement (if applicable) If Bramlett's leasing team is involved in managing the property, this agreement governs the relationship. If you are managing it entirely yourself, this may not apply — confirm with your ASM.
4. Move-In / Move-Out Condition Form Required to document the property's condition at lease commencement. Protects both you and the tenant.
5. Lead-Based Paint Addendum (if applicable) Required for properties built before 1978.
6. Any Local Addenda Austin has specific tenant rights requirements. Confirm with your ASM or an attorney whether any additional local disclosures are required.
Entering in the Super Portal
Enter the transaction as a lease transaction in the Super Portal. In the agent/owner field, note the dual-role relationship. Attach all executed documents to the transaction.

When in Doubt
Dual-role transactions carry higher liability. If you're unsure about disclosure requirements or document obligations, contact your ASM before proceeding — not after.
