ShowingTime: Setting Up Your Profile with Bramlett Best Practice Settings
Your ShowingTime profile controls how showing requests reach you and your sellers. Set it up correctly once and it runs in the background. Here's how.
Accessing Your ShowingTime Profile
- Log in to ShowingTime at showingtime.com or through Matrix/ABoR
- Click your profile or account icon in the top right
- Select My Profile or Account Settings
Recommended Profile Settings
Contact Preferences
- Set your preferred notification method: Call + Text + Email for new showing requests
- Do not rely on email alone — showing requests can be time-sensitive and listing agents need fast response
- Add a backup contact (assistant or team member) if you are frequently unavailable
Notification Timing
- Enable instant notifications for new requests — do not use daily digest for active listings
- Set up a blackout window for late-night hours if needed (e.g., no notifications after 9pm), but make sure daytime notifications are immediate
Showing Instructions
For each listing, set clear showing instructions in ShowingTime:
- Lock box type and location
- Any access restrictions (pets, occupied home, specific entry points)
- Whether showing confirmation is required or if it's "Go & Show"
Feedback Requests
- Enable automatic feedback requests after each showing
- Set feedback to send 2–4 hours after the showing window
- Sellers value this data — make sure it's flowing automatically so you don't have to chase it manually
Go & Show vs. Appointment Required
Go & Show: Buyer agents can book and go without waiting for your approval. Maximizes showings, best for vacant listings.
Appointment Required: You (or your seller) must confirm each showing. Use this for occupied homes, homes with pets, or sellers who need advance notice.
Bramlett best practice: Default to Go & Show for vacant listings. Use Appointment Required only when the property genuinely requires it — over-restricting showings costs you offers.
Feedback Settings
Automated feedback is one of the most underused features. Turn it on:
- In your listing's ShowingTime settings, enable Automatic Feedback Requests
- Set delivery to 2–4 hours post-showing
- Feedback goes to you and, optionally, your seller
