How to Get a CDA (Commission Disbursement Authorization)
A CDA tells the title company how to disburse your commission at closing. You need one for every transaction. Here's exactly how to get it.
Step-by-Step Process
1. Enter your transaction in the Super Portal All deal details (purchase price, commission amounts, close date) must be entered before a CDA can be generated.
2. Upload your compliance documents Required docs must be uploaded to the transaction in the Super Portal. Submit these at least 7 business days before your close date. Late submissions delay your CDA.
3. Change the transaction status to "Closing Report" This is the trigger. When you move the status to Closing Report, it notifies the accounting team to review your file and generate the CDA.
- In the Super Portal, open your transaction
- Change the status dropdown to Closing Report
- Save
4. Accounting reviews and issues the CDA Once your docs are reviewed and approved, accounting generates the CDA and sends it to the title company directly. You do not need to send it yourself.
5. Confirm receipt with title A day or two before closing, confirm with your title contact that they received the CDA. This prevents last-minute delays at the closing table.
