Adding Deals into Super Portal





Super Portal Overview and Access

  • Bramlett Partners has fully transitioned to the Super Portal.
  • RealScale has been completely sunset and is no longer used.
  • All deal activity must be done in the Super Portal at app.bramlettpartners.com.
  • The Deals section in Follow Up Boss will not work for transactions.

Deals and Transaction Setup

  • The Deals section in the Super Portal mirrors the former RealScale setup.

    To create a new deal, select New Deal and choose the representation type:

    • Buyer representation
    • Seller representation
    • Lease representation, landlord or tenant

Property and Status Information

  • Enter all property details within the deal.
  • Use the “Off Market” toggle if applicable.
  • An MLS ID number is now required for on market properties.
  • Transaction statuses remain the same, including listed, contracted, and closing.
  • To request a DA, change the status to Closing Report, which follows the same approval process as before.

Marketing and Team Members

  • Select marketing details such as company lead, outside referral, and lead source.
  • Add company team members including assistants, listing coordinators, and transaction coordinators.
  • Coordinators and assistants can also add the agent they are working with.

Parties Involved in the Deal

  • Add or create clients directly within the deal.
  • Add cooperating agents, escrow officers, escrow companies, and lenders.
  • The system may take a moment to populate search results, so wait briefly if no matches appear.
  • For cash deals, select one of the available “cash” lender options rather than entering “none.”

Milestones, Financials, and Fees

  • Enter milestones and review the financial table once details are added.
  • Commission splits automatically calculate, such as a 3 percent commission with an 80/20 split.
  • Add admin and E&O fees for personal deals and for in house transaction or listing coordination.
  • Add in office payees, including approved third party coordinators.
  • Add out of office payees for rebates, referrals, or external assistants or coordinators.
  • Use transaction notes to document deal specific details.

    Advanced options include:

    • Fee to client, when charging a client
    • Rebate, when issuing money back to a client

Saving, Documents, and Deal Management

  • Choose Update Transaction to save changes.
  • Choose Update and Upload Docs to proceed directly to document upload.
  • The deal search and view screen functions similarly to the prior system.
  • Deals can be sorted by type or date.
  • Transaction coordinators can search by agent.
  • Admin users have broader visibility across deals.

Lease Invoicing

  • Lease invoice issuance remains unchanged.
  • Once issued, invoices show as “Authorized,” indicating they have been sent.
  • Lease invoices can be viewed and sent directly through the messaging system.

Support

  • For questions or issues, users are instructed to contact support.
  • The training concludes by confirming the Super Portal covers all prior RealScale functionality.
