🧭 Super Portal Support Guide

The Super Portal is Eric’s proprietary platform integrated into Follow Up Boss (FUB).

While it works seamlessly with FUB, it’s a separate system—issues should be directed to our Support Team, not Follow Up Boss support.


📍 Accessing the Super Portal

🔗 Two Ways to Access

  1. Direct URL
    • Go to app.bramlettpartners.com
    • Bookmark for easy access
    • Log in with your branded Google email

      From a Client Page in FUB

    • Open the client record
    • Click the purple Super Portal button to open their specific portal view

💡 Tip:

Drag the Super Portal widget toward the top of your FUB dashboard for quicker access (use the three-dot “move” icon).


🏷️ Client Ratings

  • Ratings: A+, A, B, C, D

    Why Rate Clients?

    • Organizes your database
    • Enables gift automation and targeted Smart Lists
  • Relationship Default: Rating applies to all linked contacts unless toggled off
  • Syncing: Ratings in the Super Portal create/update tags in FUB automatically (may require refresh)

🎉 Adding Events

  • Use the ➕ Add button next to each contact in a household

    Events to Track:

    • Birthdays (customizable messages per person)
    • Home purchase anniversaries
    • Children’s birthdays (can track age for gift adjustments)
  • Sync: Events in the Super Portal automatically sync to FUB

🎁 Gifting

✅ Requirements

  1. Client is rated
  2. Event is in the system
  3. Mailing address is on file
  4. Gift preferences are set

⚙️ Gift Preferences

  • Company Defaults:
    • A+ & A clients get gifts for birthdays and closing anniversaries

      Agent Defaults:

    • Customize gifts per rating tier

      Individual Overrides:

    • Edit specific client events without changing global settings

🛍️ Vendors

  1. Tiff’s Treats – Great for local delivery, not ideal for out-of-state
  2. Bon Vivant – Ships USPS, non-perishable (best for out-of-state)
  3. Austin Cake Balls – Popular locally; shipping beyond Austin is costly

🔎 Searches

📈 Market Updates (Seller Updates)

  • Best created in the Super Portal widget

    Suggested criteria:

    • Zip code (broad)
    • Elementary school (more targeted)
    • Property subtype (condo, single-family, etc.)
  • Name searches after the property address for clarity in emails
  • Default frequency: Daily (can be changed to weekly, monthly, etc.)

🏡 Buyer Searches

  • Use Advanced Search for detailed criteria (price, beds, baths, etc.)

    Set up in either:

    • Widget (for quick updates)
    • Full Super Portal (for full features)

📤 Sharing Properties

  • Send via:
    • Public link (single or multiple properties)
    • Suggest/Comment to engage with clients
  • Remove properties from results to avoid resending unwanted listings

📊 CMAs

  • Create Quick CMAs directly in the Super Portal

    Steps:

    1. Set search criteria
    2. Select/deselect relevant comps

      Click Quick CMA to preview (not published yet)

      Send via Save & Send

      • Use AI tools like Explain CMA to auto-draft an email (edit before sending)

🚗 Tours

  • Add to Cart: Add properties from one or multiple searches
  • Optimize Route: Choose client speed (slow, average, fast)
  • Rearrange Order: Drag to reorder stops

    Showing Instructions: View in property details or “Schedule Showing” tab

    Share Tours:

    • Email with property links
    • Public link (great for texting)
    • Printable PDF

💡 Tip: Schedule appointment-only properties first to avoid timing conflicts.
