Market Updates
Setting Up a Market Update
- Click "New Search" in the widget.
 - Select "Quick Seller Update".
 Enter a name (preferably the property address for clarity).
Add the following 3 criteria:
- Zip Code
 - Elementary School (use Zillow or Google if unsure)
 - Property Subtype (e.g., Single Family Residence)
 
Set email frequency (Daily recommended; Weekly/Biweekly/Monthly available).
Choose whether to:
- CC yourself on the first or all updates.
 
- Click "Create".
 
Managing Market Updates
- Access preferences via the purple Super Portal button → Email Preferences tab.
 - Adjust frequency or resubscribe unsubscribed clients.
 
Buyer Searches
Creating a Buyer Search
Option A: From Widget
- Click "Advanced" → Buyer Search.
 
Option B: From Full Super Portal
- Navigate to the client's Super Portal profile.
 - Click the Search tab → Select Residential or other property types.
 
Steps
- Apply relevant filters (e.g., price, bedrooms, bathrooms).
 - Use "View Map" → Full Screen → Draw Polygon to define location.
 - Click "View Results" to preview properties.
 Deselect properties not suitable.
Click "Create Search":
- Select type: Buyer
 - Name search (e.g., "Round Rock West < $500K | 3BD/3BA")
 - Set frequency & preferences
 - Customize email template if needed
 - Click "Save Search" and "Confirm" to send to client
 
Client and Agent Interaction Features
Suggesting & Commenting
- Hover over properties to suggest or comment.
 - Suggested properties are emailed to the client.
 - Clients can favorite, comment, or trash properties.
 
Tracking Engagement
- Use the Activity Feed (in both Super Portal and FUB) to view opens, clicks, favorites, and comments.
 - Agent view includes a "My Favorites", "Commented", and "Recycling Bin" tabs.
 
Duplicating Searches
Use the yellow duplicate icon to copy a search.
Helpful when:
- Clients aren’t merged in FUB
 - Multiple investors need identical searches
 
- Update recipient before saving duplicated search.
