Creating a Quick CMA

Step-by-Step

  1. Launch: Open a client profile > Click "Super Portal" > Click "Residential Search".
  2. Set Filters: Enable "Under Contract" and "Closed". Adjust date range if needed (default is 90 days).
  3. Enter Criteria: Define MLS Area, elementary school, square footage, price range, stories, etc.
  4. Preview Results: Click "View Results" to see which listings were captured. Deselect any that aren’t relevant.
  5. Generate: Click "Quick CMA". This creates a preview only.
  6. Edit/Modify: Use the "Actions" menu to adjust search or selection.

    Publish: Once you're happy, click "Actions > Save and Send". You can:

    • Name the CMA (e.g., "123 Main - Rough Comps")
    • Attach to a client
    • Edit the email template
    • Copy a public link for texting

Good to Know

  • Unselected listings appear in preview only—they’re not shared unless reselected.
  • Email Templates are editable.
  • Find Past CMAs under the client’s "Reports & CMAs" tab.
  • Duplicate CMAs using the copy icon to send to another client.

CMA Mapping for Large Areas

When working in a broad region (e.g., Jonestown):

  • Use Map View during search
  • Draw a polygon to isolate your desired area
  • Enable Neighborhood Overlay to view community boundaries (checkbox at bottom-left of map)

Creating a Tour

  1. Add Properties: Click the cart icon on listings. These persist even if you navigate away.
  2. Manual Additions: Use address search to add a listing not captured by your saved searches.
  3. Checkout: Click the cart (top right) > Set date, time, and client.

    Route Optimization:

    • Select a travel speed (e.g., Sloth, Average, Cheetah)
    • Use the "Route" tab to adjust order or manually rearrange
    • Add stops (e.g., lunch breaks)

Schedule Showings

  • View showing instructions (agent name and access codes coming soon)
  • Add notes to each stop

Sharing the Tour

  • Print: Includes directions, timing, and property details
  • Email: Use the built-in email feature; edit template and confirm

Edit an Existing Tour

To add a property to an existing tour:

  1. Add the new property to your cart
  2. During checkout, click "Edit Existing Tour"
  3. Select the correct tour and click "Add"
