Call > Text > Email
Always Call, Text, then Email (until you reach them). Call first. If no answer then send a text. Directly after the text, send an email. This way, you're contacting them in every way you can. Make sure to personalize any email/text template so that they know you've read their inquiry and that you care!
Inbound Phone Call
Inbound calls are very straightforward because you've already made contact with the lead. As soon as you hang up, send the Buyer Recap Email. After that, follow the Expert Search Process and send the Expert Area Explanation.
Buyer Recap Email (Available in FUB)
SUBJECT: Recap + Next Steps + Processes BODY: %contact_first_name% - Great chatting with you! You can find my direct contact information below. Later today, I'll set up detailed property searches for you. You'll need to click through to activate the searches and you'll then begin receiving new property alerts every morning. These property updates are directly from the MLS, so the data is very reliable. You'll have a client portal where you can organize your favorites, possibilities, and add notes. I'll have an email directly behind that with descriptions of the areas that I've set up for you. If you haven't already spoken with a lender, it's a good idea to do that sooner than later so that you know your budget and what different price ranges mean in terms of down payment and monthly payment. Inbound Web Lead (Webform, Chat, or Receptionist)
Web Leads include additional steps because you have not yet had meaningful contact with the lead. Your #1 goal is to make contact and have a meaningful conversation with this person. Every initial effort is towards that goal. Once accomplished, the steps are identical to an Inbound Call.
Call Through the FUB Dialer
If the web lead comes in before 9 pm and includes a phone number, call through the FUB Dialer. If you make contact, then send the Buyer Recap Email (Step #1 above), send Expert Searches + Area Intros (Step #2), and Change Status / Schedule (Step #3). If you don't make contact, then go to Step #2 below.
Send a Text "Lead First Response"
If you don't make contact through the initial phone call, then send a text message. Choose the appropriate FUB text template that begins with "Lead First Response".

Send an Email "Lead First Response"
As soon as you've sent the "Lead First Response" text message, send a "Lead First Response" email template (available in FUB.) These are almost identical to the text messages.
Follow Up Until You Make Contact
Web leads are not "one and done". You're expected to follow up with the lead a total of 5 times before changing its status to "Dead - Still Gets Newsletter". If a phone number exists, this means 5 calls, 5 texts, and 5 emails. If a phone number does not exist, then it means 5 text messages and 5 emails.
A Note About Text and Email Templates
Email and text templates are phenomenal because they save you a bunch of time. However, you will see your response rate go through the roof if you begin customizing the templates. Take the time to read the details of each inbound lead and include something personal about them. By doing so, they will know that you've read and understood their needs, and the person is much more likely to respond to you.
