  • A storytelling tool using stats to support buyer/seller conversations.
  • A market research dashboard with historical and real-time analytics.

Navigating Markets

  • Use the Search bar or Browse function to find markets by city, zip code, or neighborhood.
  • Pre-loaded custom markets are available.
  • Explore listings, trends, and supply/demand dynamics.

Dashboard Tools

  • Inventory & Demand: Visualize months of supply, demand vs. historical norms.
  • Tooltips explain metrics like supply, appreciation, and DOM.
  • Appreciation Charts: View 10-year median sales price trends.
  • Indicator Filters: Switch between monthly, quarterly, or year-over-year views.
  • CSV Export: Download market data for deep-dive analysis.

Note:

Avoid using "Last 30 days" as a filter—MLS data lag makes this view unreliable.

  • Configure under Social > Post Schedule .

    Generates 3 carousel posts/month:

    1. Metro Market Overview
    2. Zip Code-level Data
    3. Neighborhood-level Stats
  • Highlights positive seller-side trends using AI summarization.
  • Auto-pulls branded imagery from your listings.
  • Option to manually customize photography, captions, and schedule.

Customization Options

  • Choose post templates (4 designs).
  • Use licensed stock photos or your own.
  • Add watermarks, hashtags, and social handles.
  • Toggle between immediate post or monthly cadence.
  • Connect LinkedIn, Facebook business pages (Meta approval pending).
  • Download ZIP for manual Instagram/personal page uploads.

Pro Tip:

  • Access MLS production volume for every agent in the Austin area.

    Filter by:

    • Time period (last 12 months, lifetime, etc.)
    • Listing vs. buyer side

    • Success rates, price negotiation delta

      Use for:

    • Vetting the other agent in a deal
    • Targeting agents who’ve represented buyers in your listing’s market

🛠️ Custom Market Creation

  • Go to Markets > Create Market
  • Define custom criteria (geo, new construction, property type)
  • Useful for niche buyer/seller conversations (e.g. land in Bastrop, homes with pools, etc.)
  • Keep filters broad enough to avoid losing statistical value

Client Watch Emails

  • Weekly emails with:
    • Buyer anniversaries
    • Listing follow-ups
    • Suggested market reports for check-ins
  • Prioritizes positive news unless a price drop conversation is needed
