Austin Real Estate Investment Guide by Area

This has statistical information by MLS Area. We have to update this 1-2x per year. We'll ask you to update it when it's necessary.
Step 1 - Acknowledge and Remember the Time Frame
This is super important because you'll use the time frame on every search. In this example, we're asking for data from Oct 1, 2022 to March 31, 2023 (everything in the red box). We're also asking for data for all of 2013 (everything in the yellow box). Everything in the green boxes auto calculates.
Step 2 - Med Price and Med SqFt Columns
- Super important to use the correct date range and the correct property type. With the exception of UT and DT, you will use "Single Family Res" for property type. For UT/DT, you use Condo property type.
- Very important to use copy/paste. Don't try to remember these values. When you paste, use "paste and match styles". Here's a neat hack for that: https://www.howtogeek.com/790287/how-to-always-paste-and-match-style-with-commandv-on-mac/
Step 3 - Median Rent $ per SqFt (Column D)
This is very similar to Step 2. Pay attention to the same things.
Step 4 - Median Sold Price for 10 Years Ago (Column F)
In this step, we're looking back at a different time period (10 years ago) to establish annual appreciation. You'll update column F and you'll use the same "area" and "property type" criteria as before.
