DA Auditing

We'll receive an email with the subject line "Bingo! (Agent Name) has requested a CDA for (Property Address)

Use Realscale, FUB and Eric's email to answer the following questions:

#1 - Is this an agent gen lead, a team gen lead, or a company lead?
-- Is this agent on a team? If no, then it can't be a team gen lead.
-- Does this agent take company leads? If no, then it can't be a company lead.
-- If the agent does take company leads, how frequently? We'll generally audit marketing harder for agents who take a lot of leads.
-- Has this agent misattributed in the past? If yes, then we want to audit harder.

#2 - If it is labeled "company lead" or "agent lead" but we think it could be company, then we want to audit.
-- First, search email
-- Second, search FUB
-- Third, search Callrail
***This is where things get tricky and take time. This will take a lot of practice.***

Check for duplicate contact in FUB!

If there is a second or third profile for the client in FUB, check the activity. From there, look it up in CallRail just to be safe.

When an agent has the Lead Source as Phone Duty we dig a little deeper for our own reporting. Need to search the client's phone number in FUB (where we pull in calls) and we need to search for both their phone numbers and email in Eric's email (where we see webforms).

If Samantha Conkey is the Escrow Officer - CTC fee gets waived, JUST on Seller side though.
When it’s a referral - Search for the referral contact in FUB and in Eric’s email.

For teams - Include the Team Lead in the “Other email” section.

When Outside of office payees should not reflect on DAs: (Per Eric)
In this instance, we will not send a DA to title. The full check will be sent to Bramlett and we'll process it on our end. Marelise will cut checks after the check gets here. Dana, please instruct title to send the full amount to us, make a note in RS, and enter all of the financials correctly.

For Dochen Transactions:

10% always to Bramlett for Dochen transactions

When sending the DAs, include Carol and Caroline in the “Other Email” section Per Eric:
Don't ever offer to send a revised DA unless they request one. When we change our DAs, it causes more work on our side and we have to make sure that the #s match. The title companies basically work for us - not the other way around - so we only do things if they absolutely demand it.
